Investing in London Real Estate from India

Having forayed into Real Estate last year, I’m now well entrenched into the residential and commercial property segments in Delhi National Capital Region. Already on a look out to expand my horizons I was pleasantly surprised when an opportunity to deal in London Real Estate came my way by means of collaborating with the well known International Property Consultants Benham and Reeves India to promote and sell properties in London securely and with ease from India itself.

Why’s and How’s of Investing in London Properties

During the meeting that ensued, the representatives of Benham and Reeves India explained the audience about the modalities of investing in London real estate covering the relevant information and knowledge needed to interact with prospective clients and investors.

London Borough

A London Borough is a geographical area. These are the local government areas within Greater London having a unitary administrations status similar to Metropolitan Districts. In layman terms these are areas in near vicinity of London and from where people can commute to London and back in a reasonable timeframe.

In Indian context Burroughs can be related for example, to the micro markets of Manesar and New Gurgaon where the property rates are still reasonable as compared to the costly central Gurgaon areas, which provides an opportunity for investors for a capital appreciation over a period of time at the same time enjoying the benefits of a good social infrastructure and easy connectivity to the main city centres.

Residential Projects on SPR

The area next to the Southern Periphery Road (SPR) in Gurgaon, Sectors 77 – 79 in particular have been quite under developed till recently. But with seamless connectivity now existing between Golf Course Extn Road (GCRE) – Southern Peripheral Road (SPR) – Central Peripheral Road (CPR) – Dwarka Expressway, things are set for a change.

Many reputed builders have already made a presence in this area and many more are in process of launching premium projects. Some of these which I visited myself are mentioned in following paragraphs.

Godrej Godrej Aria is a completed project in Sec 77 which is almost fully subscribed and functional. A few units here may still be available at a reasonable price of around Rs 10000 psf. The company also has a premium RERA approved project called Godrej Arista here.

M3M Antalya Hills These are luxury low rise independent floors overlooking Aravalli hills.

M3M Golf Hills This project is coming up in a Sector 79 which is reaching new heights day by day because of the fast-paced development in its vicinity. Also called as M3M Golf Estate 2, it is often confused with M3M Golf Estate at Sec 114 on Dwarka Expressway.

DLF Privana The DLF Privana also known as DLF Arbour 2 in Sec 77 is a development of luxurious 4 BHK Apartments starting at approx Rs 6 Cr per unit. It is spread over 25 acres with 85% green & open land.

Key Consultants in a High Rise Luxury Residential Project

My first opportunity to experience the construction of a luxury high rise development happened while I was undergoing my MBA (Real Estate & Infrastructure Management) course at Gurugram. I got the summer internship with Hill International who were providing Project Management Consultancy to the prestigious Camellias Project being developed by DLF on Golf Course road.

It was indeed a revelation for me to know that there were over 40 consultants hired to cater for different aspects of the project viz structural elements, MEP, lighting, wind, landscape and the list goes on. I found it very interesting and impressive.

DLF One Midtown

Many years after that, I find another similar luxury high rise development now at Delhi which is the DLF One Midtown at Moti Nagar. My curiosity about the consultants associated with this project was met by the details mentioned in the builder’s website. Some of these consultants are mentioned in succeeding paragraphs. New Gurgaon – the new real estate hot spot

New Gurgaon

New Gurgaon, which primarily stretches from Gurgaon Sectors 76 to 95 is fast emerging as the new real estate hot spot. About three years back I had expressed my views in LinkedIn regarding the growth potential of this area. And had I invested say ₹ 45 – 50 lakhs in this location back then, it would have easily give me a return of atleast 30 – 35 % by now.

But the good news is that such returns on investment are still possible as both commercial and residential segments at New Gurgaon are proverbially on fire.
